01 — THE REASSURANCE

REASSURANCE, WHEN YOU NEED IT

THE ISLAND IS HOME.
EVEN WHEN YOU’RE AWAY.

A small island cottage with hills behind it

A home is more than a property. It holds years of hard work, memories and plans for the future. Being far away doesn’t make you care any less.

Whether you live overseas, own a second home or hear of bad weather whilst you’re away on holiday, it helps to have a local take a look. Based in Dunvegan, I check the accessible exterior and grounds, take photographs and send you a clear, dated report highlighting visible concerns and the details that matter to you.

Book one check when you need it. Pay an agreed fixed price. No subscription or ongoing commitment.

WHAT’S INCLUDED

THE DETAILS MATTER.
KNOW WHAT’S INCLUDED.

One fixed-price standard check includes the accessible external areas, photographs and your written report.

Clipboard with a simple property checklist
01 / BUILDING

Your home’s exterior

Windows, doors, exterior walls and visible signs of damage or disturbance around the main property. Roof edges, gutters and other higher features are included where they can be seen safely; elevated views depend on access and equipment reach.

02 / GROUNDS

Gates, gardens & access

Visible storm debris, fallen branches, fences, gates and standing water in the immediate grounds around the main property. Outbuildings and wider croft or farm grounds are not included.

03 / YOUR CONCERNS

The things on your mind

A particular window, a light that may be on, or a gate you’re concerned about. Tell me what to look for before the visit.

Always outside. Always a visual check. No entry to buildings, ladders, roof access, repairs or moving debris. This is not a building survey, a security patrol or a guarantee that a property is free from defects. Areas that cannot be seen or accessed are recorded in the report.

A BETTER VIEW, FROM OUTSIDE

THE RIGHT VIEW.
THE RIGHT EQUIPMENT.

Most of your report’s photographs are taken from ground level, showing the main property’s exterior, immediate grounds and any visible concerns. Elevated and aerial photographs can add valuable detail and wider context, helping build a clearer picture of your property wherever conditions and access allow.

01 / A VIEW FROM ABOVE

Drone photography

Where a suitable flight is possible, a drone can supplement the ground-level photographs with views of the roof or immediate grounds, at no extra charge. These additional perspectives help show how visible features relate to the rest of the property and provide a clearer view of areas that are difficult to see from the ground.

  • Additional roof or grounds views where achievable
  • Weather permitting; drone use is not guaranteed
Illustrative setup; aerial views and full roof coverage are not guaranteed.

02 / A CLOSER LOOK, FROM THE GROUND

Elevated camera photography

Alongside the regular ground-level photographs that make up most of your report, a telescopic camera can capture additional detail on higher exterior features, including reachable gutters and roof edges. Building height, access and sightlines determine what can be photographed; some areas may remain out of view.

  • Clear photographs of safely reachable areas
  • Can be used in rain when conditions are safe and images remain clear
  • No ladders, climbing or roof access
Equipment illustration; a photograph of the actual setup will follow.

BEFORE YOU BOOK

GOOD TO KNOW.
BEFORE I GO.

Can I book just one property check?

Yes. Every booking is a one-off exterior check, with a fixed total agreed before you pay. There is no subscription, automatic renewal or obligation to book again. Request a check after bad weather, while the property is vacant or whenever you have a particular concern.

Why do checks further from Dunvegan cost more?

I live and work locally on Skye, with Dunvegan as my base. Keeping journeys close to home allows me to offer a standard check for £50 in Dunvegan and the immediate surrounding area. Properties further afield, such as Broadford or Armadale, involve more travel time and fuel, so I quote for those visits individually. You receive the same standard of exterior check, photographs and written report. Your appointment and fixed price are agreed before you pay, with no unexpected travel charges.

When are appointments available?

Most visits take place on Saturdays and Sundays, with weekday visits available by arrangement. During the winter months, appointments are planned around the shorter daylight hours so I can take clear photographs of your property. Longer summer days allow greater flexibility with visit times. Tell me your preferred date and any timing preferences. I’ll propose a suitable appointment before payment; submitting a preference does not reserve an appointment.

Can you check my property after a storm?

Yes, you can request a check following bad weather. I’ll offer the next suitable appointment once road conditions, weather and access allow. This is a scheduled service, rather than an emergency or guaranteed rapid response.

Will you ever go inside my property?

No. This service is exclusively an external visual check of the property and accessible grounds. It does not include internal checks, testing services or diagnosing defects.

What if weather or road conditions prevent a visit?

Checks take place in suitable weather and road conditions, with safe access to the property. If ice, severe weather or another access concern makes the journey or check unsuitable, I’ll contact you to rearrange. If we can’t agree an alternative appointment, you can cancel for a full refund. Drone photography is also subject to suitable flying conditions.

What if you can’t access the property?

Please provide accurate access details before confirmation. If access prevents the agreed check, a partial refund is proposed with an agreed travel charge retained. The applicable charge and circumstances must be confirmed in your booking terms before payment.

Does a report mean my property is safe afterwards?

The report is a timestamped record of visible conditions during the visit. It cannot identify hidden defects or predict later damage, leaks, weather events or other changes. Findings are observations, not a certification of safety or a guarantee of condition.

Can you organise repairs?

If I spot damage or something that needs prompt attention, I’ll document it and let you know. Where available, I can also share contact details for relevant tradespeople covering your area, helping you take the next step towards getting it sorted. You’ll contact and appoint them directly; I don’t arrange or oversee repairs, and their availability will need to be confirmed with them.

YOUR VISIT AT A GLANCE

Three findings to follow up.

In this example, the roof covering and an open gate need attention. A fallen tree at the boundary warrants prompt follow-up. Five areas showed no obvious concern from the available views; two could not be assessed.

Example priority update · 10:28 BST

“A fallen tree is visible across the boundary fence. I have kept clear of the affected area. Please see photo 02 and arrange an appropriate assessment.”

This illustrates how a significant concern would be communicated promptly, ahead of the full report.

How to read the labels

✓ Appears fineNo obvious concern in the visible area at the visit time.

! Requires attentionA visible issue for the owner to review or arrange follow-up.

! Prompt attentionA visible concern to flag promptly so the owner can act.

— Not assessedNot visible or inaccessible. No assessment has been made.

Labels describe observations, not a safety certificate, diagnosis or guarantee. Colour is always accompanied by text.

THE PHOTOGRAPHIC RECORD

3 illustrative photographs
! Requires attention

Visible roof damage

Broken or missing sections illustrate the kind of visible concern that would be photographed and described. A visual check does not establish the cause or extent of concealed damage.

Illustrative stock photo · not taken during this sample visit

! Prompt attention

Tree across a boundary

A wider photograph provides context for the affected area. The report would record the visible obstruction and flag it to the owner without approaching or moving it.

⌂ Context photograph

The wider setting

An overview helps orient the reader. A distant photograph alone cannot establish the condition of individual windows, doors or roof sections; the live report would include closer views where accessible.

Select a photograph to expand it. A real report would include the visit’s own dated photographs, labelled by location and linked to the relevant findings.

WHAT THIS RECORD MEANS

A snapshot in time

These fictional observations relate only to the stated visit window and areas that could be seen. Hidden defects, inaccessible areas and changes after the visit cannot be established by this check.

“Appears fine” means no obvious concern was observed from the available view. It does not mean that the area is free from defects or will remain unchanged.
